With all the recent rains and freezing temperatures, you may have noticed that your concrete driveway, patio or other paved surface is showing signs of stress. Spalled concrete damage is usually little more than cosmetic. Your concrete may look dirty, chalky, or discolored. Conversely, your concrete may be in need of more serious repairs.  Weather sometimes damages concrete surfaces so badly that a total replacement is needed.  Therefore, you must first determine what kind of concrete failure, if any, has occurred and what has caused that failure.

Sometimes your Houston concrete paving might be cracked due to an incorrectly packed subbase. If this is what has happened, simply making a surface repair will only result in another crack soon thereafter. On the other hand, if the subbase was correctly compacted, a simple surface repair may correct the problem.

  • Properly prepare the surface in the affected area, and simply cover the minor cosmetic damage that has occurred.  This is called an overlay. An overlay is often all a property owner needs to create the aesthetically pleasing surface they desire.
  • Cut around the edges of a damaged area without cutting or replacing the reinforcing steel that gives the concrete its added strength. A partial-depth repair is more involved than a surface overlay, but it still does not require you to undertake a complete replacement.
  • Remove the damaged area completely, replacing the reinforcing steel and creating a new area of concrete. This is called a full-depth repair.  This type of repair is a worst-case scenario, but it may ultimately be what you need.

Everyday on the commute to work you’ll most certainly pass a truck with a large cylinder like drum that is constantly rotating. Just about everyone will automatically call that vehicle a cement truck, and have understand that it is rotating in order to keep it from becoming a harden solid. Well if you refer to that as a cement truck, you would be only partially correct. Cement is only an additive added to a mixture of composite materials including; water, crushed stone, rock, and sand. The crushed stone, rock, and sand is referred to as aggregate. Cement itself is just limestone, silicon, iron, and aluminum, among other minerals that is heated up to a very high temperature to form clinkers. The clinkers look like big marbles, they are then grinded down into a very fine grey powder and gypsum is added. There are also plenty types of cement to chose from but the most commonly used is Portland cement, developed in the 1700’s, it is a hydraulic cement that starts to harden regardless of how much water is or isn’t added. Which is very important as it allows the concrete mixture to harden under water or in rainy conditions. The result of cement, water, gypsum, and aggregate creates concrete and the amount of time is takes to set depends on how much gypsum is added.  Your Houston Concrete Paving Company can also adjust how fast or slow it will set by using calcium chloride to speed it up or sugar to slow it down.  Although Portland cement makes working with concrete portions easier, it still needs proper water to cement ratios to create a strong mix. No business wants a bad first impression, so why start before your clients enter the office? Keep your asphalt parking lot well maintained will save you from worries from your client’s first impression (at least when they step foot on your parking lot!) and it’ll save you money from repair costs!

Immediately after your asphalt parking lot in Houston is installed, you should already be planning on preventative measures to expand the lifespan of your parking lot. Don’t worry, you won’t have to take immediate action! Just immediate planning.

Asphalt Sealcoat
Sealcoating asphalt parking lots protects and extends the lifespan of your asphalt driveway by adding a layer on top to protect from UV rays, water, and vehicle fluids. After installation plan to sealcoat your new asphalt parking lot about 90 days AFTER installation, this is usually when the asphalt is fully cured. Set a reminder on your calendar to let you know when you should prep for sealcoating! You’ll have to sealcoat the parking lot again in 3-5 years, depending on how busy your parking lot is and also it depends on harsh the weather is where you live. After you sealcoat, keep in mind you should try to keep vehicles off the surface for 48 to 72 hours. If you can’t possibly do this during the week try a weekend or sealcoat the parking lot in parts.

Clean Asphalt
Any type of flooring should be cleaned, asphalt paving is no different. To enhance the power of a good sealcoat, clean your parking lot regularly! Not necessarily every single day but every month is recommended. Garbage or leaves left over time will stain or possibly damage the asphalt. Oil stains are unavoidable and unfortunately these stains will quickly deteriorate your asphalt surface, try to clean these as soon as you spot them.

Repair Potholes Immediately
Potholes occur when water has entered underneath the pavement. They might seem like a small blemish but it can spread and cause even more damage to the rest of the parking lot. Reduce costs by repairing potholes immediately, not only is it a great preventative tip it also helps you further trouble from your clients! You don’t want trouble with your clients do you? Avoid vehicle damage and repair the pothole!

The tips given will not only extend the life of your asphalt parking lot but it will also help prevent from any repairs anytime soon! Bonus: You won’t drive away any clients with your parking lot!

Asphalt deteriorates over time due to sun, rain, pollution, and chemical waste spilled from vehicles and asphalt can deteriorate faster if it was paved poorly. A reason to hire a professional asphalt paving company in Houston – is so you do not worry about poorly paved asphalt driveways.

Asphalt is very sensitive to temperatures and moisture.  The colder the weather, the quicker it hardens.  This gives the contractor less time to work with the asphalt, and you want the most quality outcome of the product and your parking lot.
To lay an inch and a half of asphalt, the weather needs to be at least 70 degrees Fahrenheit for the contractor to be able to work with the asphalt in a timely manner.  Moisture and wind will also play a part in the decision of delaying the job.  Too much moisture and it will be re-scheduled for a dryer day.
