The first impression says a lot about your business especially in Houston where competition runs high in every industry imaginable. Generally, first impressions start with the overall appearance of your business. A professionally led business will have a nice tidy office, well mannered employees, and an inviting entrance. When clients, customers, or patients enter the office there is a certain expectation of a business. The same principle applies when anyone drives their car onto your parking lot. No business wants a bad first impression, so why start before your clients enter the office? Keep your asphalt parking lot well maintained will save you from worries from your client’s first impression (at least when they step foot on your parking lot!) and it’ll save you money from repair costs!

Immediately after your asphalt parking lot in Houston is installed, you should already be planning on preventative measures to expand the lifespan of your parking lot. Don’t worry, you won’t have to take immediate action! Just immediate planning.

Asphalt Sealcoat
Sealcoating asphalt parking lots protects and extends the lifespan of your asphalt driveway by adding a layer on top to protect from UV rays, water, and vehicle fluids. After installation plan to sealcoat your new asphalt parking lot about 90 days AFTER installation, this is usually when the asphalt is fully cured. Set a reminder on your calendar to let you know when you should prep for sealcoating! You’ll have to sealcoat the parking lot again in 3-5 years, depending on how busy your parking lot is and also it depends on harsh the weather is where you live. After you sealcoat, keep in mind you should try to keep vehicles off the surface for 48 to 72 hours. If you can’t possibly do this during the week try a weekend or sealcoat the parking lot in parts.

Clean Asphalt
Any type of flooring should be cleaned, asphalt paving is no different. To enhance the power of a good sealcoat, clean your parking lot regularly! Not necessarily every single day but every month is recommended. Garbage or leaves left over time will stain or possibly damage the asphalt. Oil stains are unavoidable and unfortunately these stains will quickly deteriorate your asphalt surface, try to clean these as soon as you spot them.

Repair Potholes Immediately
Potholes occur when water has entered underneath the pavement. They might seem like a small blemish but it can spread and cause even more damage to the rest of the parking lot. Reduce costs by repairing potholes immediately, not only is it a great preventative tip it also helps you further trouble from your clients! You don’t want trouble with your clients do you? Avoid vehicle damage and repair the pothole!

The tips given will not only extend the life of your asphalt parking lot but it will also help prevent from any repairs anytime soon! Bonus: You won’t drive away any clients with your parking lot!

Asphalt deteriorates over time due to sun, rain, pollution, and chemical waste spilled from vehicles and asphalt can deteriorate faster if it was paved poorly. A reason to hire a professional asphalt paving company in Houston – is so you do not worry about poorly paved asphalt driveways.

Eventually the “glue” that keeps the asphalt together known as liquid asphalt binder loses its natural resistance. With proper asphalt driveway maintenance, a driveway that could last 25 years. Asphalt driveways should be sealed within 60 – 90 days immediately after the newly paved asphalt has cured.

Apart from cracks and potholes, which are signs that the asphalt has already started rapidly deteriorating, there are other signs your asphalt pavement will begin to show wear:

  • Fading color: Newly paved asphalt is a charcoal black color, if it’s gray or brown then the asphalt is beginning to wear.
  • Raveling: Loose gravel or sand is present means that the asphalt binder is no longer present.

Asphalt is very sensitive to temperatures and moisture.  The colder the weather, the quicker it hardens.  This gives the contractor less time to work with the asphalt, and you want the most quality outcome of the product and your parking lot.
To lay an inch and a half of asphalt, the weather needs to be at least 70 degrees Fahrenheit for the contractor to be able to work with the asphalt in a timely manner.  Moisture and wind will also play a part in the decision of delaying the job.  Too much moisture and it will be re-scheduled for a dryer day.

There are several ways to repair a buckled sidewalk.  Some are less costly than others, and some are not necessarily recommended, but are still options.
Concrete Raising or Slabjacking –
This method lifts the concrete sidewalk slabs to their original position by pressure injecting either cement or a non cement material underneath the sidewalk.  It’s only effective on sunken sidewalks and is rarely warranted as the contractor has no idea what is underneath the sidewalk.  It’s hard to tell just why the sidewalk sank and what condition the ground underneath the sidewalk is in.  The greater the slab needs to be re-adjusted, then the greater the possibility is that the slab will re-adjust and settle again.
Concrete Grinding – This method removes trip hazards in sidewalks by removing a thin layer of concrete, therefore reducing slight protrusions.  After grinding, the sidewalk surface is then left even on both sides with a gradual slope instead of a trip hazardous edge.  This is a great alternative if the protrusion between slabs is between 1/2″ to 1″.

Replace the Sidewalk –
This process requires the bad portion of the sidewalk to be broken down and removed.  The underneath ground will be stabilized, new rebar will be placed and new concrete will be poured.

Concrete is an awesome product, although it’s not perfect.  Nothing is.  There are just too many variables in the mixing, placing, and finishing of the concrete.  Most of these problems are either avoidable or repairable though.  A large amount of the time, most problems are the result of mistakes made with the finisher that is chosen.  Most times, the builders (or general contractors) will choose the lowest bidder, which means the least amount of labor hours to get the job done.  This also means that they will use a lower cost (cheaper) and lower quality concrete.  This means it will have low compressed strengths less expensive mixtures.  Most problems arise with the improper installation of the concrete.

For instance, Cracking.  There are so many reasons why concrete cracks.  It’s almost impossible to know the exact cause.  However, cracks rarely result in structural problems.  Cracks can be caused by too much water in the mix.  Some contractors add extra water to make it easier to finish out the concrete before it dries, because they don’t have enough man power available to do the job properly.  As the product dries, it will shrink as the extra water that was put in evaporates.

Improper strength for the slab/lot.  Many people are unaware that there are different strengths available in concrete.  You don’t want to drive an 18 wheeler over a lower strength concrete as it will crack and break down.

Many times the concrete will crack because there is a stress that exceeds the tensile strength of the concrete.  Tension control joints should be placed in the right places to alleviate those stresses.  If placed improperly, or if too few are placed, the concrete will crack under the stress.
